08Right for the long run.

Maintenance & lifecycle

Updates, replacements and lifecycle support that keep a wayfinding system accurate and consistent for years.

In short

Signage maintenance keeps an installed wayfinding system legible, accurate and compliant for the life of the building. We run condition surveys, content updates and panel replacements from the as-installed record, so a department renamed in year four is a line item rather than an investigation. Everything we supply carries a 10-year warranty.

Buildings change. Tenants move, departments rename, regulations evolve. We keep wayfinding systems current with updates, replacements and lifecycle support.

Designed once, maintained for the life of the building.

01Why it matters

The problem this solves

01

Signage rarely breaks. It drifts

A coating chalks, a print loses its blacks, a department moves and someone tapes a page over the door sign. None of it is logged as a fault, yet within a decade the system stops being believed, which for wayfinding is the same as being broken.

02

Legibility is a legal duty

Safety signs have to be cleaned, maintained, checked and replaced where necessary. A sign faded past reading isn't compliant because it is still on the wall, and that duty doesn't end the day the signs go up.

03

Contrast drifts below the line

BS 8300's 30-point contrast recommendation describes the sign on the wall today. A system certified at handover can slip below it as whites grey and legends chalk, without anyone changing a thing.

04

The words expire first

In a hospital or a college the information on a sign lasts eighteen months to three years, far less than the panel carrying it. Updates are the bulk of lifecycle work, and they are cheap when the record exists.

02How we do it

Step by step

The same sequence on every project, run by our own teams, so nothing falls between packages.

  1. 01

    Start from the record

Every system we install is handed over with an as-installed schedule, photographs, finishes, fixings and batch references. Maintenance starts there, with no site measure needed to specify a replacement.

  2. 02

    Condition survey

We photograph external signs and report on finish, fixings, alignment and legibility, spot-checking contrast where a finish has aged. A survey that only logs breakages comes back clean every year until the system is unusable.

  3. 03

Cleaning guidance your facilities team can follow

Warm water, mild detergent, soft cloth, rinse. Twice a year outside and quarterly on high-touch internal signs, with no solvents, abrasive pads or pressure washers. Most of what looks like fading is dirt.

  4. 04

    Content updates and amendments

Renamed departments, new tenants and re-let floors are made as replacement panels or inserts to the original specification, so the new sign matches the old system.

  5. 05

    Repairs and replacements

Damaged faces are swapped out of their frames, lit signs are re-lamped when their drivers fail, and spares from the original batch avoid the colour drift of a new production run.

  6. 06

    Statutory signage first

Escape, safety and floor identification signage is prioritised over cosmetic work, because it carries the legal duty and the risk.

04Standards

Compliant by default

The standards and regulations this work is designed to. Compliance is the baseline, not an upsell.

Safety, Health and Welfare at Work (General Application) Regulations 2007
Require safety signs to be cleaned, maintained, checked and where necessary replaced on a regular basis.
Technical Guidance Document B
Escape signage has to remain legible and in place for the life of the building, not only at handover.
BS 8300
The 30 LRV point contrast recommendation applies to the sign as it is today, so contrast has to be maintained like anything else in the building.
Fire Safety (England) Regulations 2022
A standing duty on the responsible person for high-rise residential buildings to keep floor and flat identification visible in low light.

06FAQs

Common questions

Something else? Ask us directly.

How long does signage last?

It depends on the layer. Stainless and brass last decades, coated aluminium panels typically fifteen years or more, printed graphics outdoors five to seven years, LED drivers five to ten, and the information itself as little as eighteen months in a hospital or college.

How often should signs be cleaned?

Twice a year outdoors and quarterly for high-touch internal signs such as lift-lobby directories. Warm water and mild detergent covers almost everything; solvents and pressure washers do more harm than the dirt.

Is maintaining safety signage a legal requirement?

Yes. In Ireland the Safety, Health and Welfare at Work (General Application) Regulations 2007 require safety signs to be cleaned, maintained, checked and replaced where necessary, and escape signage carries the same burden under TGD B.

What does the 10-year warranty mean in practice?

Everything we supply carries a 10-year warranty, and because we designed, made and installed it, there is one party answerable for the specification, the product and the fixing. It also means we go back to our own work, which keeps us honest about what lasts.

Why keep spares from the original batch?

Because finishes and print colour drift slightly between production runs. A panel made three years later is a near-match, and on a corridor of identical signs a near-match stands out.

We've inherited a system with no record. Where do we start?

With a survey of what is on the walls. An accessibility audit or condition survey builds the schedule the building never had, and from then on updates and replacements can be specified from it.
